About MyMortgageRateTracker
MyMortgageRateTracker is a free rate-watching and calculator site for home buyers, homeowners, and mortgage professionals. It reports the weekly Freddie Mac national average mortgage rates published through FRED, alerts users when the average reaches a target they set, and publishes calculators with their formulas. It is not a lender and makes no loan offers.
Where the data comes from
Market rates come from the Freddie Mac Primary Mortgage Market Survey (PMMS), published through FRED (Federal Reserve Bank of St. Louis). The survey reports average rates for conventional, conforming, fixed-rate purchase loans for borrowers with strong credit and 20% down. It is published weekly. The site records each weekly release and computes the change from the previous week; it does not adjust, forecast, or invent rates. The raw feed is public at /api/rates.
How rate alerts work
After creating a free account you describe your current or planned loan and choose a target rate. When a new weekly average is published, the tracker compares it with your target and sends a notification if it has been reached. An alert is a signal to go get real quotes, not a guarantee that a lender will offer that rate to you.
How the calculators are built
The public calculators use standard, published formulas, and each calculator page shows its formula and variables so the result can be checked by hand. The payment calculator uses the fixed-rate amortization formula; the break-even calculator divides closing costs by monthly savings. In-app tools add fuller analysis, such as comparing complete amortization schedules.
Who runs it and how it is funded
The tracker and calculators are free for consumers. Revenue comes from a paid Pro workspace for loan officers and real estate agents, who use branded versions of the tools with their own clients. When you request help through a professional’s branded page, your request goes to that professional. See the privacy policy and terms for details, or contact support.
